Staging Diva Home Staging Tips For the Basement

By On June 30th, 2011

Certain areas of a home are more likely than others to be forgotten about when it comes to staging a property to sell. However, these often-ignored spaces which seem unimportant to some homeowners (and even some home stagers), might actually rank higher than expected on a prospective buyer’s property wish list.

One often forgotten space of a home is the basement. You never know what a prospective buyer may have planned for the basement of a property you’re staging. If the homeowners are using their basement primarily for storage, make sure everything is in order so a buyer can perceive it as a great, usable space.

The basement should never be kept looking like a dumping ground when a house goes up for sale.

o Put up shelves to get as much clutter off the floor as you can. Have your clients donate or sell anything they don’t want to move and suggest they put other large items into storage that they’ll be taking with them to their new home.
o If the walls and floor are dingy, give them a fresh coat of paint.
o Install better lighting if needed.
o Put up blinds to hide ugly views from basement windows.
o In a finished basement, help buyers envision a use for the space by adding props such as a craft table or workout equipment. Add accessories such as plants, art and lamps to give the space warmth.

Taking care to ensure the basement of a property you’re staging looks its absolute best gives your clients a great advantage.

Take Away All Interior Design Ideas

Why should the interior design of your home be any different from anyone else’s? It could be so much easier to simply follow the crowd and show no fear about a lack of originality if every home was pre-packaged with a unit appearance. Here are some ideas to keep the interior of your home as conformist as you can, and perhaps these will allow you the simple peace of a non-designed house.

First – please be sure to remove all coordination from your home. Recent studies have
shown that balancing the cloth of your living room upholstery to the window and floor
treatments can spark sensations of appreciation and pleasure in household members and
guests. It is therefore critical for the practicing conformist to remove all hints of
matching or complimentary designs from his or her household.

After dealing with those messy matching issues, be sure to walk through the rest of the
interior searching for original art pieces such as paintings, sculpture and folk art. An
interior which includes originality in their wall décor would evoke a sense of personality
and interest in guest of the home, and it should also be noted that these guests might then
find themselves assuming the “good taste” of their host. That defeats the purpose.

To the delight of the true conformist, many interior designs are stagnating into set
themes. But you must take this a step further, and be certain that no new design or
decorating ideas are found throughout your home. Do not allow any inspiration to come
from, say, your favorite books, magazines, or movies. In fact, stop using any of things
for entertainment. They will only lead to further thought “outside the box.”

Use your head people. Actually, do not use it at all, because that is the best way to avoid
any originality or sensationalism in any interior design ideas. It is, unfortunately, too
easy to find simple inspiration throughout your daily life. It is imperative that you do not
write any of these ideas down, and then you will have a chance to forget your initial
reaction and idea and move along in your simple, easy, and non-threatening little life.

Interior Design Tips

An interior designer faces many of the same questions when faced with a residential
client. Issues such as theme and fundamental style are not frequently an issue with the
home client. But there will always be concerns about painting walls, the furniture
currently inside the home, and of course the floors. There are tips to alleviate concerns
and questions regarding these specific design problems.

“What about this color of paint? It is too bright/dark/soft/etcetera.” The first and best tip
to eliminate concerns about paint choices is to purchase a sample of paint to place on the
wall. Then, there will be a true understanding of what the actual appearance of a color
will be. However, many colors – especially darker ones – attain their true beauty from the
look of the entire wall after being layered with several coats of paint.

Trust a color pallet and a designer, but of course only follow intuition. A color that is
difficult to stomach may settle eventually to delightful surprise, or it may lead to a
horrible bellyache. Only cover a wall with a design’s color that will provide security and
happiness in a homeowner.

“Should existing and endurable furniture be reupholstered?” An excellent tip to be
considered: evaluate the furniture for style and value versus the cost of the
reupholstering. An antique chair that fits the feeling of a formal living room that was
purchased for many thousands of dollars would be an excellent candidate as long as
replacing the original upholstery did not degrade its value or worth.

“I don’t know what to do about my floor.” Decisions about floor designs should be based
on a person’s budget, the room’s use, and personal preference. Certain floor treatments
are incredibly expensive, such as hard oak floors, and they may not be practical in an area
where stomping kids thrash through the interior. Carefully weigh options such as dying
carpet or laying rugs over existing hard floors. It is all a matter of personal preference.

Actually, all interior design should be a matter of personal preference. It is not worth any
expense to put something in a home that will force a homeowner to cringe every time he
or she looks around.

Swimming Pools – Be Chlorine Free

By On June 30th, 2011

Did you know that you can have a clean and sanitary pool without burning your eyes or turning your hair green? Alternative sanitizers are becoming more popular and more desirable. Chlorine has been used for many years to sanitize pool water. We have come to accept the strong smell as meaning the water is clean. It was then discovered that Bromine worked just as well as a sanitizer and was almost odorless. The problem with Bromine is it “burns off” very quickly in the sun, which made it more suitable for hot tubs and spas.

More recently(in the last 20 years) “Alternative Sanitizers” have been developed. Although, these methods are called sanitizers, they have not been approved by the EPA. Technically, these methods are water conditioners and need to be used along with a sanitizer or shock once a week.

One method of killing bacteria in pool water is using the sun’s ultra violet (UV) radiation. Sunlight is a powerful and Green way of killing bacteria. The use of a small glass chamber using UV bulbs, much like a tanning bed, kill algae and bacteria as the water passes through the tube. Unfortunately, this method does nothing for water clarity. Even though the water is bacteria free there is no long lasting disinfection. Chlorine will still need to be added to backup the sanitizing effect. The benefits of this method are that the amount of chlorine you use is greatly reduced.

Biguanide is a product that uses no chlorine or bromine. It does not irritate the eyes or skin. Unlike UV, Biguanide does kill bacteria for long periods of time. Ph and alkalinity must be controlled weekly, and a non-chlorine shock will need to be added weekly. It is very important to remember that Biguanide cannot be mixed with chlorine or bromine. If your are not satisfied with this product , other chemicals need to be added before switching back to chlorine. Speak with a pool chemical specialist before making any changes.

Usually when we talk about Ozone it is a bad thing, in pool maintenance it is quit the opposite. Ozone is a gas, that when it is injected into water will kill virtually any and all bacteria present. There are two way to use Ozone. One way is to electrically charge the particles, and the second is to use UV light. Basically, Ozone gas changes oxygen (O2) into Ozone gas(O3). The gas is injected into the water by way of either the “venturi effect, or a compressor. When the gas is dispersed into the water, it will immediately go to work killing bacteria. Ozone conditioning is 3000 times more effective than chemical sanitizers, without the skin and eye irritation. Chlorine will still need to be used as a weekly back-up, but you will use considerably less. Ph is not really affected by the ozonator, but will still need to be monitored each week. For those who are environmentally conscious, when the ozone gas is injected, 2 of the 3 molecules are working on killing bacteria; the third is released into the atmosphere. This is the source of the fresh air smell.

Home Decorating Ideas – How to Spice Up Your Home Without Breaking the Bank

By On June 30th, 2011

People just love decorating their homes. It is a natural instinct in many to create a comfortable and attractive habitat in which to live. Beautifying the home or workplace can easily become an obsessive habit that is not easy to shake off once you get started. Many believe that home decorating is time consuming, takes a lot of effort, and costs a lot of money. This couldn’t be further from the truth. With careful thought and planning, you can create a nice comfy abode within a short time, and on a tight budget. This article will highlight a few simple tips on how you can create a beautiful home without having to spend too much time or money on it.

Use old Photographs and Pictures

You do not need to spend exorbitant amounts of money on purchasing expensive art work to put on your wall. If you have old family photographs or even postcards, you can easily put them into an inexpensive frame and display them. If you’re really bent on buying an actual painting, go for reprints or canvas transfers. These are definitely cheaper then getting the original work. With a good frame in place and with good lighting to accentuate the art piece, no one will be able to tell that it is not original.

Candles

Candles can transform the ambience of an otherwise dull room into one that’s brimming with a sense of coziness and romantic excitement. Just looking at a candlelight burning is itself a therapeutic and rejuvenating experience. Many retailers offer scented candles that burn and give off an aromatic fragrance, allowing your room to smell of fresh floral or herbs. You can light up your family room entirely with candles. Put a few of them on the main coffee table, one or two on the side table. Maybe have a couple of them hanging from the ceiling. Turn off the lights and be surprised as your room take on a whole new magical look. Candles are also a good way to save electricity. They’re beautiful, not expensive at all and help to cut down your bills as well. Talk about budget decorating!

Place runners over the table tops.

Add a splash of color to an otherwise dull looking coffee table by placing a runner across it. A runner is a long and narrow piece of cloth that can be placed across the length of the table top, but not covering the entire surface as in a table cloth. Runners come in different lengths and many are printed with a wide variety of patterns and themes. Pick one that will compliment nicely with your home. On top of the runner you can place things like a fruit bowl, candles, photographs and a variety of other ornaments.

Drape a piece of cloth over your sofa.

If you worry that your sofa may get dirty over time (especially if your sofa is single colored or light colored), drape a piece of printed cloth over it, and then place the sofa pillows on top of it. It may sound crazy, but you’ll be surprised at the effect it creates. Just like runners over table tops, you can find a cloth with a printed motive that compliments with your home. Doing so not only adds interest to your room with extra color and vibrancy, it also gives you less worry over getting the sofa dirty with constant usage. All you need to do is just wash the cloth.

The simple tips presented above can easily transform your home into a magical sanctuary. It doesn’t cost too much money or take up too much time. Having said that, the ideas shown here are only the icing on the cake and are not meant to be comprehensive. There are many interior design magazines and books in which you can draw more inspiration and motivation from. Good luck in your home decorating!

Ultraviolet (UV) Effects on Your Pool

By On June 29th, 2011

Ultraviolet (UV) rays affect your pool in different and very contradictory ways. On one hand UV rays can be used to sanitize your pool. By exposing pool water to concentrated UV rays, bacteria is almost completely destroyed. The problem is that it does not have a long term sustainability, so you will still need to add some chlorine in order to maintain a long term residual chlorine level. But, you will love this, UV rays are the major cause of rapid chlorine burn off. In order to maintain proper residual chlorine levels you will need to add a buffer that will help retain adequate chlorine levels. Cyanuric acid will act as a stabilizer for chlorine and help reduce burn off. You will need to closely monitor Ph levels when using a stabilizer, that can cause variances in Ph. Because UV use greatly reduces the chloramines levels in your pool, the strong chlorine smell is greatly reduced. Reducing chloramines also saves your pool equipment , the corrosive effect of chlorine is reduced, so maintenance on equipment, and costs for maintenance is reduced. The irritation that is usually associated with chlorine sanitation, e.g. skin, eye and mucus membrane irritation is practically eliminated by removing the chloramines from the pool water.

UV rays are also a great source for heating your pool. Solar heating is the least expensive and most ecologically friendly heat source. That is right, but it is the least maintainable. It takes much longer to heat water using solar energy and heating can only occur when the sun is out. Your pool will not receive the heating energy that is required for comfortable swimming on a cloudy day. You can increase the effectiveness of solar heating by using a pool blanket. A pool blanket works much like an insulator that will help retain heat, thus reducing the amount of time and energy needed to maintain acceptable pool temperatures.

Some larger commercial swimming pools are experimenting with using UV sanitation in order to reduce the need for the many chemicals that are required by law to maintain a clean and healthy swimming environment. UV chlorination will immediately deal with the “accidents” that are common in community swimming pools where children are the majority. Whenever the vast amounts of chemicals needed to maintain a pool can be cut down, operation of a large swimming pool becomes much more economical. This will also make swimming in public pools more comfortable without the chemical effects that are generally suffered by bathers. This will benefit everyone who uses public swimming pools for their summer fun.

Harnessing the sun’s solar energy can have numerous benefits, but there disadvantages as well. Do plenty of research and consult with a pool specialist. He can guide you in protecting your pool from the negative effects of UV rays and help you use those same rays to care for your pool in a more earth friendly way.
