Rustic Home Decorating Ideas

By On May 31st, 2011

A log cabin half way up a mountain can seem one of the most idyllic and relaxing places to be, so why not bring it right into your own home by decorating a room like one? That way you can go on holiday every day of the year, or recreate a magical experience from a past holiday.

The most common type of flooring in cabin style rooms is pine planking, although slate floors are becoming increasingly popular, as they also work well, especially when finished off with a hand-woven colourful rug, or maybe even a faux fur one. All of these options work equally well, and it really just comes down to what you want most.

The idea of sofas and chairs in a rustic style room is to create a pleasant, comfortable feel. Twig furniture can look great, although old pine pieces or those that have been whitewashed are more common. Mission style furniture also works excellently here, as do big plump love seats, both of which can be added to with huge soft cushions. If you fancy it, wrought iron furniture can also look good here, but takes a bit more effort to blend in.

In terms of colour, to blend in with the rustic idea you will obviously want to use natural looking colours, mainly greens, reds and blues, although gold highlights also look good. The obvious rustic colour, brown, is generally too dark, but lighter shades work well.

The amount of accessories that you can use in a rustic room are almost endless, as most things will go, but some more authentic things include things made from hard, dark woods, plaques, and candle holders. After you have fully accessorised, you will have your very own log cabin right inside your own home, for you to take some time out and enjoy, just relaxing.

DIY Home Bar Plans – 5 Simple Steps To Building And Enjoying Your Home Bar

By On May 31st, 2011

When I was building my home bar, I had no idea where to start or how I was going to finish. In order to keep myself on track, I broke the process down into 5 simple steps that I followed. It made it easier for me and, hopefully, will help others out as well.

Phase 1: Research

In this phase, you will decide what type of bar you want to build, where you want to put it and what type of decorations or theme you want to have. In this phase, you will want to find as much information as you can on they type of bar you want and how to build it. The most critical piece of this step is obtaining a good set of home bar plans. They can be found online for a very reasonable cost and are absolutely critical to successfully getting out of this phase.

Phase 2: Planning

In this phase you will be mapping out the dimensions for your bar, buying your supplies, and preparing the bar area for construction. If you have obtained a good set of DIY bar plans, this step should be easy because most good sets of plans will come with a materials purchase and cut list for the type of bar you are building. This makes it easy to go to the store and get everything you need in one trip. Once you get it all home, I recommend staging it in or near the area where you will be building the bar. You should stage it so that the pieces are either separated for easy retrieval or, if space is limited, stacked in the order you will need them for construction. This saves a TON of time.

Phase 3: Construction

This phase is pretty self-explanatory. You’ve got the plans, the tools, and the hardware. All you really need to do at this point is follow the building steps outlined in your plans, taking time to ensure you get everything right. Don’t cut corners here or you’ll regret it later. If you’ve bought and staged all of the necessary hardware, this step should be a breeze.

Phase 4: Bar Setup & Stocking

You’re almost there! This is the fun shopping trip because an empty bar is a good justification for spending loads of money at the neighborhood liquor store. Be sure to get all the basics and, of course, stock up on your favorites. Also, don’t forget to buy all of the critical bar accessories, including: bar mats, glassware, stirrers, shakers, towels, etc. When stocking your bar make sure you organize things to make them easy to find when you need them.

Phase 5: Enjoyment

I don’t think I need to go into any detail here. This is the stage where you kick back with a nice cocktail and enjoy the fruits of your labor. Assuming you’ve done things right, this phase lasts a long, long time.

Quality Life With Home Improvement Plans

By On May 30th, 2011

If you have home improvement ideas in mind and intending to work on it, congratulations- you are a step closer to achieving quality living. Owning a comfortable home is an essential measure of quality living. Though quality living is not solely confined to living conditions, undertaking quality home improvement plans to repair, improve or maintain the condition of homes enables us to live more comfortably.

There is a misconception that to have a quality home, it is usually costly. It is not necessarily so. Sometimes, a DIY kit can greatly aid your repair works while a good self-repainting job cuts cost tremendously. All you need to remember is to plan ahead. Whether working alone or with a professional, you should always stay one step ahead, knowing what to expect and learn to anticipate problems. That way, you can achieve quality home improvement in a stress-free environment and need not frustrate over menial matters.

If you prefer to engage the workmanship of a personal contractor, remember the 3C’s: (1) Credibility, (2) Contract and (3) Cost. The hired contractor should first and foremost have a reputable standing. There should be no compromises because a poor choice will delay your progress and inflict unnecessary problems to your plans. You should seek to establish a written contract to forge accountability on both sides. The contract should include personal details of the contractor, total cost, payment schedule, full project description inclusive of terms and conditions. To get the best rates, seek estimates from different contractors and choose one that truly satisfies you in terms of cost and quality.

The adage “home is where the heart is” rings a familiar bell with many. Essentially, home is defined according to each individual’s needs and preferences. Quality home improvement plans can range from the simplest to more complex projects, but ultimately it is the overall perceived quality that matters.

Home Improvement Grants – What Are They?

By On May 30th, 2011

Wouldn’t it be wonderful to renovate your home and let someone else pay for it? In many circumstances you can do just that! There are dozens of programs available today through local agencies, state governments and the federal housing authority that allow homeowners of every economic status and area of the country to apply for grants and/or financial aid packages to help pay for personal renovations and remodeling on your private home.

Some agencies limit their funding for projects in specific areas of interest such as the revitalization of certain geographic areas; historic preservation; handicapped accessibility; low-income housing renovation; etc. Others offer funding to homeowners who own homes built before a certain year; located in a specific neighborhood or that may require a specific type of renovation such as insulation; roofing; electric; plumbing;’ siding; etc. The key to finding funds for your specific home remodeling project is to locate the agency or organization that offers similar grant programs.

For instance, if you are interested in making your home more energy efficient consider contacting your local utility companies; “green” organizations or state housing authority t inquire about any funding programs they may offer.

Interested in purchasing an historic home, but not sure you’re wallet is ready to handle such an expensive revitalization project? Talk to your local and state historic commissions and revitalization agencies for help. Many offer grants to historic property homeowners to bring these historic homes back to their previous grandeur.

It’s not uncommon today for many homeowners to need to make their existing property accessible to an older family member who has become disabled and no longer capable of caring for themselves alone. Grants are available by many disability and older American organizations and agencies to remodel current bathrooms; add sufficient ramps and so on in existing homes.

Who’s eligible for these types of home remodeling grants? Virtually any American citizen who is 18 years or older and either owns or rents their home and meets a funder’s specific grant requirements. I usually requires filling out a short questionnaire to determine eligibility, followed an official assessment of your needs and request.

Depending on the agency that’s offering the grant, and the amount being requested, you may be required to submit a detailed plan of your project including a substantiated budget and a variety of personal financial information including current pay stubs and federal income tax returns for the last one to three years. The entire process can take anywhere form a few weeks to a year or more.

Tips For Buying Trailer Homes

By On May 30th, 2011

Trailer homes are considered to be the most affordable alternative to regular homes. They are usually set up on private land or in the parks. You can either rent it or buy a new or used trailer home based on your requirements.

BUYING TRAILER HOMESBelow steps should be followed while buying.

Homework:Perform thorough research before you commit to buy new. You can visit different dealers and manufacturers and make a list of price, size and features.

Visiting the Dealers:While visiting the dealer, don’t forget to take the above mentioned list with you. Make sure that the dealer you have chosen has good reputation and clear track record. When deciding a deal one should make sure that the prices and features matches with the ones found during homework.

Inspection:Do inspect the home you are going to buy thoroughly. Make sure there is no leakage in the home. Also check thoroughly that it is well equipped with basic amenities of life such as central heating system, air conditioning system and good quality flooring. Find out how many bedrooms and baths are there and if they meet your requirements.

It is always a good idea to hire a home inspector to check for any type of leakage, heating or cooling problems, plumbing, wiring or electricity problems.

Saving Money:You can save money by buying unfurnished and then furnishing it later according to your requirements. It is also a good option to buy a bare bone trailer home and add required features into it later on.

Financing:Ask your dealer about the financing. In many states they are considered to be a public property which many times makes financing difficult as compared to traditional houses.

There are many options available for financing. One of the most common methods of trailer home financing is ‘Retail Installment Contract’. You can get this contract from a nearby retailer.

Legal:It is always a better idea to consult a lawyer before buying your trailer home. It will help you avoid many legal complications regarding area laws, taxes etc. Make all dealings written. Get proper receipt of all payments you have made. Also make sure that relevant tax, insurance coverage, area licensing requirements and warranties are properly covered.

If you need to transport units and join them at actual site then make sure that setup and delivery charges are included in the price or not. No terms and conditions should be hidden and all information should be out of the box.

Contract is an important legal document so read the contract thoroughly for all clauses and financial information before signing it. Sign a sales agreement between buyer and seller. Both buyer and seller should have a copy of sales agreement.

Choosing New vs. Used Trailer Home:While buying is an important question you should also decide if it is better to buy new or used. Although buying new will cost considerably higher but it will still be affordable compared to traditional homes that are built on site.

If you decide to buy used, then you should perform a thorough inspection. Compare the prices and check if the cost of it used plus repairing etc are less than buying it new or not.

Another thing that you should keep in mind while deciding between a new and used home is that used trailer homes are ready to move in while it may take weeks to months in delivery and installation of a new home.

DIY Deck Tools Guide

By On May 29th, 2011

Starting any decking project can seem overwhelming at first. Attempting to decide what kind of deck to build can be a challenge in itself. Once that decision has been made, the real fun begins. There are choices between deck fasteners and choices between the many different types of screws and nails. There are choices in how and what type of sealer to use and choices in the gap spacing that is required or desired. This article will help to guide you in the many tools that are available to help make your deck building project easier and faster.

Let’s start with the many types of nails and screws on the market. How do you determine which is best? It’s been proven time and time again that screws will hold tighter and longer than nails, making screws the obvious choice. Always choose a high grade stainless steel screw, especially when installing high end decking materials. Anything less could cause corrosion and stain the area around the screw. Pardon the pun, but, when it comes to the look of your deck, why would you want to screw that up?

Along with the screws, I would recommend a cordless screw gun with an adjustable clutch. An adjustable clutch can save you many tips and screws as it insures you do not over torque the screws during installation.

If installing hardwood decking, I also recommend pre-drilling a pilot hole for your stainless steel screws with a high speed drill bit. This works to your advantage in two ways; It will keep your screws from breaking as they are screwed into the extremely dense hardwood, and it will help to keep your hardwood from splintering in the future when movement is all but guaranteed.

There are many brands of deck fasteners on the market today, but only a few will really hold up. Some deck fasteners require extra tools making installation more complicated than it has to be. Keep it simple. You want to look for a fastener made of quality material; one that will hold the densest of hardwoods. To achieve this strength and for ease of use, I prefer an edge mount system with a stainless steel insert.

Some deck fasteners designed today can be used on either hardwood or composite decking making them quite versatile. These fasteners can be secured and attached by placing a screw right through the fastener and straight down into the joist, which allows composite decking to naturally move on its length. These same fasteners can also be secured and attached by placing a screw at a 45 degree angle through your hardwood and then into the joist, allowing hardwoods to move on its width all the while keeping uniform gap spacing.

There is also help on the market when it comes to straightening warped or bowed deck boards. Board straightening tools do exactly what the name implies. Nothing can be more irritating than attempting to place your next deck board down and realizing that it is bowed beyond use. There are tools that will slip over your joist and by the simple and easy pull of a handle, straighten that board so that it can be more easily secured. One tool was made available just last year that cam locks into place, holding the board for you, giving you a hands free opportunity to work on your deck without any assistance. This tool alone will save you a lot of time and frustration.

Whether you are a first time deck builder or the seasoned professional, there are deck tools available to make any job easier and less time consuming. Following these helpful tips, you too will soon realize installing a hardwood or composite deck does not have to be so frustrating.

What to Expect When Getting a Home Inspection

By On May 29th, 2011

A home inspection is one of the requirements of people buying a home. Its objective is to come up with a report on a home’s condition both positive and negative. Getting a home inspection assures them that the property they are buying is in good condition and they’re investing their money in the right place. A home seller may also initiate this to show buyers the real condition of his or her home.

To home buyers, a home inspection is vital as it determines the possible problems that may exist in their future home. This will enable them to request for immediate repair from the seller if possible. Many buyers are usually emotional when purchasing a new home and they want to make sure that they’re moving into a property free from worries.

As for home sellers, they are now becoming conscious about getting a thorough inspection before listing their home. This allows them to honestly reveal the condition of their home notably in the required property disclosure form. Doing this also enables them to know firsthand the possible defects of their home and thereby allow them to do the repairs right away instead of having the buyer discover the problems after the negotiation process. Initiating the home inspection will actually save them money.

Inspection coverage

A professional real estate inspector is in charge of doing a home inspection. Depending on the size of the home, an inspector may take several hours or more than half a day in evaluating a home and more time writing a home inspection report. The average fees for such services range from $200 to $500.

A home inspection covers several existing systems and equipment in the home such as the plumbing and drainage, air conditioning and heating system, electrical and roofing. These systems as well as other appliances are normally put to test to make sure that they are functioning well.
Presence of termites and other pests and possible damage should also be looked into by the inspector. If pest existence is proven, the inspector should inform the owner and give recommendations on how to solve the problem.

An inspector should also look into the interior and exterior paint, gutters, flooring and walls to determine if they need repair or are in good condition.

All other areas of the home are considered in the inspector’s evaluation. From the floor plans and property layout, walls and ceilings, insulation, ventilation to the floors, windows, doors, closets and fireplaces as well as the exterior areas, the professional real estate inspector will look into each of them.

Estimating the cost

Once the inspection report is done, you now have the opportunity to estimate the costs of bringing the home up to your standards including repair and maintenance and then find solutions to problem areas. It is also during this stage when you should decide whether to pursue buying the property or consider another home. Reading through the report will allow you to compare the other homes you may want to consider purchasing. Reviewing the findings with the inspector himself is ideal to help you understand the positive and negative results.

The Need for Home Inspection

By On May 29th, 2011

Before deciding to purchase or lease a home, a pre-activity that one must do is house inspection. By inspecting the whole house, one will be guided to a decision either to enter into a deal or turn down the offer. Not only is house inspection necessary for prospective home buyers and leases. But even every house owner and occupant must check the condition of the house from time to time. This is to determine if the home one is staying in is away from danger like electric short circuits that may trigger a fire and also to check if there are repairs that need to be done to insure the home is comfortable to stay.

In inspecting the house for a plan to purchase it, a realtor can guide which and what parts of the house are needed to be inspected. After the check up, you can determine if the house’s tag price is worth its value or it has been overpriced by the seller. The ceiling and the flooring are to be checked if waters don’t leak on it. See if there are cracks or signs that water have been flowing on it. You will also know if the location constantly floods by checking the floor. If it looks like it has been constantly watered, then you can change your mind from buying or renting the house. If it looks like the house has been priced right but still there are destroyed or weak fixtures on it, you may decide to make improvements later once you become the owner or occupant. You must also check out the house’s heating and air conditioning system. Make sure they properly work and they are safe to use.

For house owners, a house check up must also be done in regular periods. As time passes, the materials, as they become more exposed to water and heat, will slowly become weak and if not noticed immediately, they may cause greater damages to you and your home. It is much better to take actions before things get worse. What are the parts of the home that need to be checked. For beauty and safety maintenance, you can look into all of the rooms, the walls, the ceiling, flooring, your heating and air conditioning system, your water supply or tank, the glass, the furniture, appliances, and more. If there is breakage in the window glass, then that calls for a replacement immediately. Glasses, can break into pieces that can harm you or other unaware members of the family.

House inspection may take your time and energy but your efforts are rewarding when you know you have keep your family and you safe in your home. You can enjoy freely when you know you are safe and secure inside your home. One definition of a home is a place of safety and security. You can make true this statement in your very homes through regular check ups and maintenance. Aside from the safety, you have a home with a preserved loveliness.
