The Essential Home Inspection Checklist

By On April 30th, 2011

Having a home inspection checklist is an essential tool for any new homebuyer. Whether it is your very first home or your fiftieth, having a home inspection checklist can be an invaluable aid. Aside from hiring a home inspector to go over your potential purchase with a fine tooth comb, you can conduct your own inspection as long as you know what it is you are looking for. Unless you have previous experience working for a home inspection service, it is not likely that you will know all of the details that need to be addressed when buying a house.

Getting a pre-written home inspection checklist is one of the smartest ways of gaining the secret knowledge for which people usually pay home inspectors lots of money. Although hiring an inspection service to conduct the final inspection of any home purchase is always a necessity, you can always do your own preliminary check with your checklist. Another very good reason for having a home inspection checklist is that you will know whether the home inspector you hire is covering all of the areas that he or she should be checking.

It is never a guarantee that you will get the kind of in-depth inspection that you require when you hire a home inspector or a home inspection service to go over the property on which you are making an offer. Depending on the home inspector’s experience and the manner in which he or she was trained, it is very possible that the inspection may be lacking in certain areas. However, if you have a home inspection checklist then you can follow along and make sure that what should be checked is actually being checked.

Buying a house can be a very tricky process. Sellers always do their best to show their property in the best light in order to get a quick sale. However, that does not mean that every home is in perfect condition. There are always little problems that will need to be addressed – that is just perfectly normal. What you need to find out is if there are any big problems that will require big money to repair down the road. Going over the plumbing, electricity, foundation, insulation and structure is not just wise, it is essential. However, unless you are a trained home inspector, you will be hard pressed to know exactly what you are looking for – and that is where a comprehensive home inspection checklist comes into play.

By consulting your home inspection checklist you will be able to go over all of those areas that need to be verified before you sign for the property. As long as you are sure that the major structures of the home are in good shape and decent condition then the rest of the things in a home are mainly cosmetic and can be fixed rather easily. However, if there is something major wrong with the home then you can decide if it is something with which you are willing to deal or if you should walk away.

Pool cleaners can be expensive, albeit generally they do the cleaning task well, ensuring clean, clear water and the balance of chemicals. With the able help of competent pool cleaner, you are assured of a well-maintained swimming pool throughout the year.

Are Salt Water Swimming Pools a Better Choice?

By On April 30th, 2011

There has been a lot of press in recent years touting the benefits of choosing salt water swimming pools. Many people still have questions though. So what are the advantages and disadvantages of owning and operating a salt pool system?

Cost

The initial set up for a salt water pool is more expensive then the traditional chlorine set up. This is usually an important factor for those looking to install a pool on a budget. Over time, a traditional chlorine system will cost you more because you have to keep adding chlorine. Chlorine naturally breaks down so it has to be replenished. Salt water swimming pools do this through a chemical process. Chlorine generators constantly replace the chlorine that is created using a cell containing precious metals. The amount of chlorine generated is very small. Some conditions require the addition of extra chlorine and running the system 24 hours a day. This is hardly cost effective even over a long period of time.

The initial cost of salt is much more expensive then chlorine. The major difference though is that salt rarely has to be replaced. A properly built pool minimizes salt loss from splash outs or leaks. In most cases you will only have to replenish water that has been lost through evaporation. Evaporation leaves the salt behind so in this sense it lasts and lasts. Some erroneous reports have stated that salt water swimming pool owners will have to replace about 400 lbs of salt each year. This would only be true if your average owners is splashing out or losing about 16,000 gallons of water each year. This just does not happen.

What you will end up paying for though are the parts that corrode due to exposure to salt. Pumps and gears can easily succumb to corrosion to due to salt exposure. Natural stones and pool furniture will also suffer from regular exposure.

Maintenance

Most people begin looking into salt water swimming pools because they want a pool that is free of all maintenance. Unfortunately there are many salt water pool dealers that will tell you that your pool will clean and maintain itself. This is simply not true. To achieve the best results, a fine balance is needed between salt, pH, alkalinity and the chlorine that is generated. Frequent checking is needed to make sure that your pool is operating at peak efficiency. If not one or several adjustments may be needed.

For help in maintaining your salt pool, you will need to work only with dealers that sell salt water units. If your pool supplier only works with chlorine pools they may not have the right experience or equipment to help you properly maintain your pool.

So what is the better choice for you? Probably neither. The constant care and difficulty associated with both chlorine and salt systems is enough to turn anyone off. Instead consider a chemical free solution. Chemical free pools are cheaper to maintain and do not expose you to extra salt and chlorine.

Ideas For Interior Design Fireplaces

By On April 29th, 2011

The budget should be decided on before a person even begins to consider looking at fireplaces. A great deal of money could be spent creating an interior design fireplace but a high price tag is not really necessary. There are many ways to create an affordable fireplace. The homeowner should initially decide the maximum dollar amount to be spent, and then, within reason, stay with that figure.

When coming up with an interior design fireplace idea, the size of the room will need to be considered first. In a small room, the fireplace will of course need to be small enough to fit into the space – but also will need to be small so that the heat emitted from the fireplace will not be overpowering. Small rooms may seem very limiting but they are not. One might choose from small wood-burning stoves or choose a small fireplace inset that can create a homey and comfortable look.

If money is of no concern, then availability of resources will not be as great an issue. Keep in mind that materials that are difficult to acquire will be more expensive. First, consider such materials as brick or stone that are readily available. Be creative by trying to build a fireplace using natural resources from your local area. Not only will this create a nice look, but it will make acquiring the materials easy and simple, and will support local businesses. An interior design fireplace that suits the local surroundings will be appreciated by all.

Building a Functional Interior Design Fireplace

No matter what fireplace you choose, it will become a large focal point of a room. Therefore try to be creative with the interior design of the fireplace so as to make the room much more personal. If the fireplace will be built into a large room which is used for socializing, a center location would be a novel idea. Be careful that all precautions and considerations are taken to make this type of installation safe.

For a modern home, the best idea is to make the fireplace from fire-rated wall board along with a fireplace insert. The wallboard allows the traditional chimney to become a decorated wall in the home. This, in turn, creates a nice clean look in the area. In a more country-type of home, most homeowners are looking for the traditional brick or stone chimney. For variation, a person may want to consider using different shapes of brick or different colors. A unique look can be had by integrating multiple brick or stone colors and creating a pattern. This would most definitely give you a creative approach to an interior design fireplace.

If a person cannot seem to settle on that one good creative idea for their interior design fireplace, there are many resources to turn to for help. Why not consider hiring an interior designer to help with the design? Another great resource would be Interior Designing Techniques publications. This would include books and magazines which show photos that will give you endless ideas. And, last but not least, the internet offers many great fireplace design companies and ideas.

Above Ground Swimming Pools – Right Solution For Any Backyard

By On April 29th, 2011

Above ground swimming pools are a great addition to any backyard. By offering all the swimming fun and excitement of a private pool without the high cost and permanence of an in-ground swimming pool, above ground pools are an attractive option for many families. With most above ground pools, you can start swimming soon after (and with some pools, even on the same day!) as installation. Some are designed to be permanent pools that you winterize for the off-season and re-open in the spring; others can be easily disassembled and stored indoors during the fall and winter months. Best of all, with a wide range of available prices, construction options, shapes and sizes there are above ground swimming pools to match any backyard, any budget.

Above ground pools are typically available in depths from 48″ to 54″. Consumers can choose from round, rectangular and oval shapes, in sizes from a simple 12′ round to a large 18′ x 39′ oval, which offer options for yards of every shape and size, as well as the ability to swim laps, play water sports and provide hours of fun & recreation for adults and kids alike. Above ground pools now come in a variety of styles, too. From traditional above ground pools, to today’s more sleek and modular designs, there’s an above ground pool to fit the decor of any backyard.

Above ground pools are made from a number of different materials, providing several construction and installation options to choose from. Traditional above ground pools such as Excalibur Pools, feature metal walls of galvanized steel that are exceptionally strong and durable. Some newer above ground pools, such as the Radiant & EZ Panel brands have energy-saving, eco-friendly properties which is making them increasing popular. Their strong metal walls feature a specially designed insulating foam core layer to retain heat and save on running costs & utilities. Their design also makes installation much more simple than traditional above ground pools, and they can be installed above ground, semi-in ground or completely in-ground – for the benefits of a traditional in-ground pool, without the high costs! A third class of above ground pools are perfect for smaller yards, smaller budgets and for families who want the flexibility to take down their pool during the off-season, or when moving. Intex pools for example offer round, rectangular and oval above ground pools in a variety of sizes, including some models made from a Super Tough® heavy-duty three ply liner, with an inflatable top ring that lets you set-up and swim in a single afternoon!

Whether the above ground swimming pool is made of metal or vinyl, assembly is usually very simple and straightforward. With metal frame pools, regardless of the specific construction design, the various pieces are fit and locked together before adding water. Traditional above ground pools such as Excalibur’s Sea Wind, Palm Bay, Glenridge, Regency and Sandstone models can usually be installed by 2-3 people in only a few hours. Newer EZ Panel, Intex and Radiant pools offer more modular construction and an even more simplified installation process. And for an Intex vinyl above ground pool with inflatable top ring, you simply fill the top ring using an electric or manual pump and fill the pool. As mentioned previously, several models of above ground pools including Radiant and EZ Panel offer a variety of installation options for fully customized results at a fraction of the cost of a traditional in ground pool. These pools are designed to be installed fully above ground, half way in ground or completely in ground.

Another great benefit of above ground swimming pools is the fact that there are now as many choices in terms of accessories and equipment as there for in ground pools. For example, consumers will find a wide range of slides, flumes, ladders & steps specifically designed for above ground pools. Most pools can also be easily adapted for decks & fencing, providing even greater flexibility in terms of design and construction.

In terms of water sanitizing programs, above ground pool owners can now heat and sanitize their pool water without needing to rely on high levels of harsh chlorine or other chemicals. For instance, mineral-based water sanitizing offers an inexpensive and easy way to purify without the need for traditional chlorine. And new saltwater sanitizing systems are now available specifically for above ground pools. These “salt-chlorine generators” use low levels of natural everyday salt to create natural chlorine, which purifies and softens pool water.

Above ground pool owners also have more options in terms of “going green” and making more eco-friendly pool heating choices that will also reduce the use of non-renewable, expensive energy sources. High-efficiency pool heaters and heat pumps can reduce energy use & running costs, and provide wonderfully warm pool water. And above ground solar heating systems can raise the temperature of pool water by 15 degrees using only the power of your pool pump and FREE heating energy from the sun. We always recommend the use of a solar pool blanket when the pool is not in use to retain heat, reduce evaporation and reduce debris. And even if you pool doesn’t feature specially-designed heat-retaining walls, wall foam (a commonly available pool product) can give every above ground pool heat-retaining properties – simply install it during pool set-up for warmer water and a longer swim season – all with lower running costs!

Consumers should always ask what’s included with the pool when considering an above ground pool purchase. For example, many above ground pools include the vinyl pool liner, but some do not. Another critical piece of equipment is the pump & filter system, which circulates & filters the water, as well as aids in purification. Some above ground pool kits such as Intex kits provide a convenient way to get all the components you need to have your pool up and running in no time. Standard above ground pool kits will typically include a pump and filter system, a maintenance kit, a ladder, a solar blanket and sanitizing chemicals. And of course, add-on accessories such as heaters, cleaners, fencing, lighting and games are always a good idea, for maximum safety, flexibility and fun.

Whether or not you decide to take advantage of the convenience of above ground pool kits, there are many advantages to enjoy when you install an above ground pool in your yard. To begin with, above ground swimming pools offer an economical way to enjoy the fun of a private pool. While prices can go as high as several thousand dollars, quality above ground pools are also available for as little as $780. Another great advantage is that these swimming pools are fast and easy to assemble, winterize and take down. With a long list of available shapes and sizes, there’s a perfect above ground swimming pool for every backyard, so every homeowner can enjoy the fun and exciting experience of having their very own private pool.

A Few Home Improvement Ideas to Increase Your Home’s Value

By On April 29th, 2011

Would you like to increase the market value of your home? A few home improvement projects will offer a return when you sell your home, but many home improvement projects will not provide much of a return on your home improvement investment. Pick your home improvement projects wisely and if you do take out a loan to complete your project, do your homework first and be sure that you have a good chance to recover the cost of the project when you decide to sell your home.

Kitchen remodeling is a great way to add value to your home. Upgrading your appliances, replacing door and cabinet handles and painting walls can add new life to your kitchen plus add value to your home. Kitchens sell a home, so remodeling a kitchen should be a first choice for a home improvement project. Sometimes doing it yourself can save money, but consider hiring a professional for the large jobs. The top five kitchen remodeling projects which are recommended by Realtors are painting, cabinet refacing, new counter tops, new floors and a modern cook top range.

A bathroom remodel is second only to kitchen remodeling in terms of getting the most return on your home improvement investment. A bathroom remodel can often mean making the most of your current space, by upgrading fixtures, flooring and lighting. A few inexpensive ways to make your existing bathroom more beautiful and appealing include upgrading your cabinets, counter tops, sinks, tile or your tub and shower. However, if you do decide to add a new bathroom, it is going to increase the value of your home.

Kitchens and bathroom remodeling are both excellent choices when you want to increase the value of your home. Kitchen and bathroom remodeling projects are the best at recouping their cost and adding to the resale value of your house. The average return on a bathroom or kitchen remodel is 100-105%.

Increasing the curb appeal of your home is one of the simplest and inexpensive ways to increase the value of your home. Applying a fresh coat of paint can make the inside of your home appear more appealing to potential buyers, which could mean a quicker sale. Neutral colors are a good choice when you are preparing your house to sell. Neutral colors will blend in good with a variety of other colors and can make a room look more open and appear larger.

Your roof is one of the first impressions people have of a home. With proper maintenance, a high quality roof should last a very long time. A new roof won’t add a lot of value to your home, but it will help prevent the types of repairs that can result from water leaking in from your roof.

If your carpeting or vinyl flooring is beginning to show signs of wear this can adversely affect the appearance of the whole room and detract from the value. So replace the carpeting in rooms where the wear is severe to help increase your homes value. Often, a good carpet cleaning is all that is needed.

Naturally, you can only make the home improvements that your budget will allow. But many of these suggestions that I have discussed are not very expensive . All of them however will enhance the appearance and add value to most homes.

Remember that with any home improvement project moderation is the key. Don’t go overboard. Focus on improving two or three areas in your home which need the most work.

Clean Swimming Pools-The Next Generation

By On April 28th, 2011

Most residential and commercial swimming pools use chlorine for basic water sanitation. Though unchallenged as a pool water sanitizer, any pool owner knows that chlorine and its cousin bromine can be nasty and hard to handle. Hang on bunky ‘cuz a new combination of pool technologies may have the answer for your pool.

Saltwater chlorination is an old and well-understood technology. Water, with the correct level of dissolved salt, is passed through an electric current. Some of the salt, sodium chloride, dissociates or splits into sodium and chlorine. This process has been refined for use in swimming pools and is now the hottest selling type of sanitizing system going. The advantages are considerable: salt is cheaper than chlorine, the pool is chlorinated as long as the pump and associated chlorine generator are operating and a residual level of chlorine is maintained in the pool. You get the necessary oxidation in a continuous dose for less money!

Ozone, a form of oxygen, is also a great oxidizer and can be easily produced by an electric spark (corona discharge) or from a UV bulb. Ozone will also wipe out algae and bacteria. These two forms of ozonators have been sold on spas and hot tubs for over twenty years. The only drawback is that chlorine or bromine must also be used because ozone disappears completely within twenty minutes. With such a short life, ozone has been unsuitable for swimming pools because there can be no residual oxidizer.

So we have saltwater chlorination to cheaply and easily produce chlorine and vanishing ozone that kills algae and disappears. What if the two systems were combined? Say hello to saltwater-ozone pool sanitizing systems!

Saltwater ozone systems seem to be the promising future of swimming pool sanitization. Not only do the two systems complement each other’s shortcomings but provide mutual benefits too! The saltwater generator uses dissolved salt in the pool water, which more closely matches the natural salinity of the human body. The water “feels” softer and silkier without the dryness that chlorine alone can cause. The chlorine produced provides the necessary residual oxidizer in a regular, predictable dose. The ozonator, which also operates with the generator, oxidizes and sanitizes the entire pool every time the pool “turns over” because it is also attached inline with the saltwater generator. The most likely part to fail in saltwater chlorine generators is the electrode due to calcium buildup from pool water. Ozone prevents this build-up and prolongs electrode life.

Like any other product this new technological marriage needs some attention. Since saltwater generators produce unstabilized chlorine, stabilizer (cyanuric acid), has to be added to the water. Pool water chemistry needs to be monitored regularly to maintain proper alkalinity and hardness levels. Typical electrode life for a saltwater generator is between 3 and 5 years. Ozonator bulbs typically last 9000 hours or about 3 years, corona discharge units are good for about 15000 hours or 5 years before being replaced. Plumbing a system like this is relatively straightforward and if service is needed all the components are easy to get at.

Whether building a new pool or thinking of modifying an existing pool, this new system is worth a close look. It works with any kind of above ground or inground pool and with chlorine prices increasing annually this system may be just the thing to enjoy better water, lower costs and less maintenance for your pool.
